Minto Communities and Latitude Margaritaville have combined efforts to give the concept of active adult living communities a shake - that of a "home where people can grow older but not up".  Be you a Parrothead - a.k.a. Jimmy Buffett aficionado or not, the new community in Hardeeville, South Carolina is sure to make waves and provide good vibes to a whole host of 55 year and up adults who want to keep the good times rolling.

The concept and plans according to the impressive marketing packet one receives at a sales preview is thorough and extremely comprehensive.  No stranger to the industry,  Minto communities USA, based in Florida since 1978, has more than 30,000 homes to their credit built in 48 communities in popular resort locations.  They offer a one-stop home mortgage and title service as well as a state-of-the-art scheduling system and quality assurance program for the building process.  Minto provides a 10-year structural warranty, a 1-year appliance warranty and a 2-year material and workmanship warranty for these homes.

Buyers can choose a ready-to-move-in home, a choice of nine single-family floor plans from the Island or Beach Collection.  There are also six villa floor plans from the Caribbean Collection.  All of the homes are built energy efficient with an average HERS (Home Energy Rating System) rate of 70 translating into more money saved on energy bills per month.  

Among other things, there are many included premium features for each home.  Each features a two-car garage (three-car garage in some models) and lanais.  Interior aesthetics include a 91" ceiling height enhanced with tray ceilings, gourmet kitchen with granite countertops, and oversized closets in master-plus spacious bathrooms for both master and secondary bathrooms with decorator selected fixtures.  A professionally designed landscape package includes a fully sodded lot and irrigation system.

The Hardeeville development in Jasper County is close to I-95, Bluffton and Hilton Head Island, South Carolina.  Latitude Margaritaville is planned for roughly 2,700 acres, including a forest preserve) off U.S. Highway 278 and will include about 3,000 homes at build out.  Amenities will include a Town Square with band shell for live music, entertainment and dancing.  The Last Mango Theater with banquet hall and stage provides for more entertainment, and the Latitude Bar & Chill Restaurant that opens to poolside as well as Town Center offers still more good times. 

The Fins Up! Fitness Center and the Paradise Pool with beach, cabanas, tiki huts and lawn games will keep residents in shape.  The Workin and Playin Center houses a business center, Barkaritaville Pet Spa, as well as arts and crafts areas, and other multi-purpose rooms for activities.  Full use of these amenities is included in Latitudes HOA fees. 

The Latitude Margaritaville Hilton Head Community Foundation is the icing on this rather enticing cake.  Each new home or resale buyer contributes $100 at closing and Minto matches the contribution 100%.  Funds will be distributed to area organizations and initiatives to benefit the greater community.

Latitude Margaritaville will be gated but it will have 72-acres of retail, dining and entertainment right off the highway that will be open to the public to enjoy the Jimmy Buffett music and lifestyle theme.

HOA, Membership And Taxes

• Association Fees for Cottages (Conch Collection):  $275.10; $292.11 at build-out of community.
  
• No CDD fees - Minto has used its own funding sources to develop Latitude Margaritaville, eliminating Community Development District (CDD) fees for their community home buyers.
  
• A $100 Fee will be collected at closing for the Latitude Margaritaville Community Foundation.
• Working capital contribution will be collected at closing in an amount equal to 1/6 of the Annual Base Assessment.
  
• Jasper County taxes: Jasper County collects, on average, 0.53% of a property's assessed fair market value as property tax and is one of the lowest in the country and second lowest in South Carolina. 
  
• For owner-occupied homes, a homestead exemption may exist.  
• The Jasper County Homestead Exemption can reduce the appraised valuation of a primary residence before calculating the property tax owed.
